The Home Inventory & Insurance Vault

After the fire, the insurer asks one question: prove what you owned.

Fire, theft, flood, a burst pipe — when disaster hits, your payout depends on a list you were supposed to have made years ago. Item by item, with values and serial numbers. Almost nobody has it, so claims get underpaid by thousands. This is that list — built before you need it.

"Can you provide an itemized list of everything in the home, with proof of ownership and value?" — Every adjuster, after every loss.
From memory, after a traumatic loss, the average person recalls maybe 30–40% of what they owned. The rest is money you paid for, never claimed, and never get back. A documented inventory flips that — it's the single thing that separates a full payout from a fight.

You pay your premiums every month for exactly one moment: the claim. And in that moment, the burden of proof is on you — not the insurer. No list, no proof. No proof, no payout. The time to build the record is the boring Tuesday before anything happens, not the worst day of your life.

Why claims get underpaid

What goes wrong without a record

You can't remember 60% of what you owned — so you never claim it.
No serial numbers or receipts, so the adjuster lowballs the value.
The claim drags on for weeks while you reconstruct your life from memory.
You discover you were underinsured — after it's too late to fix it.
High-value items (jewelry, electronics) get disputed without documentation.
The photos you "had somewhere" went up with the house.

The record that gets claims paid in full

A real tool, not a printable. Catalogue your home once, and it builds the proof-of-ownership document your insurer wants — automatically.

01

Room-by-room inventory

Log every item with the details that matter to an adjuster: room, category, brand and model, serial number, purchase date, what you paid, current estimated value, and a note pointing to your photos and receipts.

Portfolio totals

See your total estimated value at a glance, broken down by room and by category. Instantly spot whether you're underinsured — if your contents are worth more than your policy limit, you'll know now, not after a loss.

Questions

Before you buy

Does this store my actual photos and receipts?

It stores text references — a note pointing to where each photo or receipt lives (your phone's photo album, a cloud drive folder, a PDF). That keeps the tool fast, private and offline. Keep the images themselves in your cloud storage so they survive a loss; the Vault is the organized index that ties them to each item and value.

How is this better than a spreadsheet?

It's purpose-built for claims. It totals your value by room and category, flags underinsurance, and generates a formatted proof-of-ownership report grouped by room with serial numbers and subtotals — ready to hand to an adjuster. A blank spreadsheet does none of that for you.

Where is my data stored? Is it private?

Locally, in your own browser. Nothing is uploaded, there's no account, and it works fully offline. Use Backup to save a copy somewhere safe — ideally off-site or in the cloud, so your record survives the very disaster it's built for.

Is it a subscription?

No. One payment, yours forever. No logins, no monthly fee.

I already own the Home Operations System — do I need this too?

They do different jobs. The Operations System runs your home's systems; the Vault documents your belongings for insurance. Together they cover both sides of protecting your home and what's in it.

The list you hope you never need is the one that pays for itself.
