How many properties can I add?

As many as you own. There's no per-property or per-door fee — one payment covers your whole portfolio, including properties you buy later.

How is this different from the Home Operations System?

It's the same engine, built for many properties instead of one. You get the full Systems / Seasonal / Repairs toolkit per property, plus a portfolio dashboard that rolls up what's due and what you're spending across all of them — and landlord tenant/unit notes. If you only have one home, the Home Operations System ($37) is the right fit.

Is it good for rentals and tax time?

Yes. Each property has its own repair & cost log with annual totals, so your deductible expenses are itemized per property — and you can export everything to CSV for your accountant.

Where is my data stored? Is it private?

Locally, in your own browser. Nothing is uploaded, there's no account, and it works fully offline. Use Backup to save a copy and move it between devices.

Is it a subscription?
